Pros:
Practice basket with 100' marker.
Mental challenge of four times throwing over the edge of a pond.
Cons:
Flat and wide open.
Official tee locations would be quite difficult to find without a map - tees are small, flush-to-ground bricks.

Note - I am a RHBH player, typical drive ~300'.
Five (1, 6-9) holes could be described as noob-friendly - flat, wide open, 150'-250', the only challenge being the swath of high grass directly in front of basket-8. Holes 4-5 are similar in length (~200'), with baskets somewhere near the pond (to the right), but with plenty of safe-space to the left. Holes 2-3? Wow! Thick treeline with supporting underbrush quite close, along the entire left side, with the basket sitting in a narrow strip of grass, then the pond and its marsh grasses dominating the entire right side. Essentially, your disc will spend the bulk of its time flying of the marshes, then fading back towards the small strip of land containing the basket. Too much fade? Disc search in trees/brush. Too little fade? Disc search in tall grasses, quickly running down towards marshes/pond. Grip-lock/flip-over/headwind gust? Goodbye disc.
Navigation: Tee-1 is about 300' down the paved path from the shed, to the left, near the scorecard holder. The first five holes play in a clock-wise loop around the pond. The last four holes zigzag. Using one of the last water-logged scorecards remaining in the dead-bug laden scorecard holder, I was able to find all the tee locations except numbers 7 & 9. Never did find tee-7, but if from basket-6, you spot a fire hydrant in the distance, near the intersecting roads, and walk ~55' in that direction, you should find a brick-fragment - this seemed about the right distance/location, based upon the map. From basket-8, walk towards the maintenance shed. After passing a drain near the edge of number-8's tall grass, another ~50' will get you to tee-9.
Hard to determine the target audience - five holes for complete novices, two holes offer good risk/reward balance for the int/adv player, and two holes for players who are very accurate, and know their discs, their abilities, and how to adjust the wind from various directions.
