Private HOA course

Pros:
(1.618 Rating) An MA4 level park style course with a pond in play 5 times.
- QUICK PLAY - As I have noted several times before, when "quick play" is the headline pro for one of my course reviews, it's not a good sign. I spent 20 minutes playing this one, and I took pictures. Awesome… check. I'll also note that the gameplay here is not horrid. It's also not stellar, or great, or good, or even average. A word more like mediocre probaly fits best here.
- BASIC AMENTIES - Nice Latitude 64 baskets. Their vibrant colors popped well on the field of play. Tees were subpar, but passable, see cons. Tee signs were posted with accurate info on 8 of the 9 holes and there was one bench. I also saw a restroom building with an affixed shelter area and there's a kid playground.
- NATURAL BEAUTY - I scored this aspect slightly below average, but decided to include it up here as I was looking for nice things to say. The maintenance of the park was good. There's a nice looking pond in the middle of the layout. There are also a few landscaped areas and some healthy young trees. I scored this aspect 40 percentile.

Cons:
Sub-par for nearly every aspect.
- PRIVATE - At tee (1), there is a sign posted noting that this course is only for HOA residents and their guests. So… for the record, I just want to thank HOA member… Mike… who met me at dawn… on a Holiday… in 25 degree weather… so I could then cross this one off.
- BASKET AND TEE SEPARATION - Some of the tees are a little too close to the prior basket. Tee (6), which is not only hittable from tee drives on (5), literally has basket (5) 50-feet straight ahead.
- LOST DISC POTENTIAL - I had no issues keeping my discs out of the water hazard and I think many at the MA3 level, or better, will fare just as well. Considering that water is in play on five holes and that its intended audience is likely MA4s and Beginners, I think plastic will get lost here regularly.
- LAYOUT FLOW - There's a weird transition on (3). The basket in view along the right of the tee's aim is actually basket (8). Basket (3) is between the two fir trees straight ahead, which is nearly blind now due to the tree's growth. After finishing (3), one will have to walk through hole (8's) line to get to tee (4). Those finishing (8) will also have to walk through hole (3's) line to get to (9).
- TEES - The first two were concrete, and I was happy. Then it became turf after (2) and they were becoming torn up from usage. Then tee (9), which either no longer exists, or it has moved to a vastly different new location. I looked everywhere and couldn't find it.
- HOLE VARIETY - The hole variety is well below average. Nothing over 350 feet long. Generally a flat course except for the slope along the pond edge. All par 3s and lightly wooded in a few spots. A couple holes are basically obstacle free.

Other Thoughts:
I wonder how many WynChase residents actually play here. It's not an ideal place for newbies in my opinion, and also not thrilling enough for skilled players. If I lived here however, I would probably play it weekly. It's definitely a good enough play if it's only a 2-minute walk to get too. Which is how I feel about many of the courses that I've scored at the 1.5 level. No need for a destination bagger to make friends with an HOA member just to play here. There are plenty of better tracks in this area. Gattman is not too far from here, and that place is noticeably superior to this one. For those traveling to the Shoals area to play a couple higher quality courses, I'd say the best bet is to hit Cypress first and Veteran's second.
