Do you have a dream of owning a home on your own disc golf course that you helped design and build? Do you live (or want to live) in Central Texas?
I would like to find a few (perhaps four to ten) people who answered yes to the two questions above and have the means to buy some land. I would like to find say 30-40 acres of prime land for a world class 18 hole disc golf course (plus a couple acres or so for each home site) within 45 minutes of Austin.
Each person would own a portion of the course and we would establish a disc golf easement so that the course is protected even if original owners sell their land. (Another option would be to establish an owner's association and own the course in common.)
We would agree to participate in the design, installation and maintenance of the course.
We would agree on the sale of a limited number of affordable memberships so that we could control the course traffic and thereby keep the course in top condition while sharing this gem with the disc golf community.
We would likely host a tournament once a year.
We would agree to purchase only the best land for a disc golf course with at least moderate mature tree coverage. I anticipate we can get the land for $7,000 to $9,000 per acre. I think we should have to invest at least 30% cash down payment to show that we are committed and in it for the long term. If we have six people splitting the cost of 35 acres that would come to approximately $47,000 per person. 30% down would be $14,100 cash per person minimum. Anticipate buying a couple of acres for a home site and financing your home with at least 10% down payment on the home. We would also need to pay cash for course improvements. I expect us to put in the sweat equity for clearing, tee pads, holes, etc. This will keep the actual cash for course improvements to a minimum.
I have been looking for land and there are some beautiful tracts out there for reasonable money right now.
