Pros:

This course mostly plays through a wide open area punctuated by two ponds. It's primarily open but the course makes use of some of the perimeter space to get some different looks. 2 places it's basket on a mound at the edge of the woods and behind a large oak, requiring the discer to swoop in from either side of the tree. 6 also plays from the open space toward similarly raised pin. 5 and 8 play through a slightly wooded area, with an OB fence to the right on 5 and scattered trees on 8.
1, 7, 4 and 9 all require a carry or leave it as a possibility. 4 is probably the best hole on the course from a fun perspective: it's short but the basket is placed on a small peninsula in the pond with a short carry over the nook and danger behind the basket as well. The rest play more parallel to the water and give the player the opportunity to hang one over the water and crash back to safety or throw safely away from the water. 9, however, is diabolical in its path directly between the two ponds. Too far in either direction and you are swimming. 7 offers the best of both worlds, with a few scattered trees requiring you to shape a shot, but the threat of the pond to the left of the fairway is strong.
That leaves 3 as the only chance to really air it out safely on this mostly open course. Which gives the course a nice variety for something that doesn't look like much on first glance.

Cons:

I'm not sure how much further this course is going to be developed so there is room for improvement here. But navigating this one is a chore. For starters, not the six baskets in the small nook of the field. These are not part of the course. Second, the tees are marked by flags in the ground which can be difficult to see from a distance, especially if you don't know which direction to go from the previous basket. Even the start can be difficult as the first thing I found was the 2 basket and had to work back from there.
And as much as the course is the best that could be done on the property, it isn't particularly interesting terrain and there is no elevation at all. It's a fun but not especially notable niner.
Lastly, the water here might be too much for a target audience of new players. (With there not being enough real difficulty for experienced players.) So it is a bit of a tweener in terms of who it should appeal to.
